This two phase design-assist construction plan included full Martin-Harris Preconstruction Services. Phase I of the project consisted of two 6-story structural concrete timeshare towers; a lobby-sales center; a 3-story masonry/cast in place concrete central plant building for all building control systems, boiler/chiller systems and 4 pipe hot/chilled water and associated pumping system; a 3-story structural steel office/restaurant building; and a 10,500 sq ft pool with a beach sand entry and rock waterfall feature. Phase II included a 12-story structural concrete timeshare tower and a 7-story (1,080 stall) cast-in-place parking garage. Phase I was completed and operating at approximately 95% occupancy during the entire course of the Phase Two preconstruction planning and construction.

The total project square footage of 972,002 encompassed massive landscaping packages incorporating a “South Seas” theme and makes for an impressive facility.

The MHC team provided guidance on design of overall building construction methods and material selections with an extensive Value Engineering phase conducted to reduce costs. A value engineered precast concrete component was changed to cast in place, which provided excellent architectural appeal while producing $1M in cost savings. Review of the electrical design provided $500k in value engineering by making adjustments to the switchgear location and the locations of feeder panels, combined with many other VE items. The Tahiti project was constructed at a time when construction materials were extremely volatile, and MHC was able to secure pricing for materials and hold pricing without increase through completion of the project. The overall project was completed on time and under budget.

Evaluation of MHC performance on the Tahiti Village project by the Owner was rated as “Outstanding”.

Safety: OSHA visited the site several times over the course of construction and did not issue a single violation to MHC. This project was regularly reviewed by the AGC and was issued a “Safe Site Award” for outstanding safety management.

Sustainable Features: The project was designed with consideration of the principles of sustainable design under the guidance of the US Green Building Council’s Leadership in Energy and Environmental Design Green Building rating System (LEED). Materials were selected for long life and increased durability.

• Water conserving plumbing fixtures

Security: Special security features of the project include site security stations at entry points to the controlled or private areas of the property, site surveillance and monitoring systems, card key access restriction systems, site fencing and barricade systems at control points and private areas of the property, emergency electrical and lighting systems, emergency power generating systems, complete high rise fire alarm and sprinkler systems tied to a single onsite command center, redundant feed fire protection loop system, special sound resistant window and door systems, and an interior emergency public alert system.
