Our team delivered Construction Manager at Risk (CMAR) services for the development of a 27‑acre, master‑planned, Tahitian‑themed timeshare resort totaling 972,022 SF. The resort was designed as a large‑scale, amenity‑rich hospitality destination, centered around a lushly landscaped courtyard featuring multiple swimming pools, waterfalls, a lazy river, miniature golf course, cabanas, volleyball courts, and horseshoe pits, creating a resort‑style indoor/outdoor guest experience.
The property is comprised of five cast‑in‑place concrete and EIFS timeshare towers, ranging from 5 to 11 stories, and totaling 872 resort units. Supporting the vertical development is a seven‑level, 1,080‑stall cast‑in‑place structured parking garage, providing efficient guest and service circulation across the expansive site.
Additional resort components include a three‑story structural steel amenities building housing a convenience store, spa, fitness center, meeting rooms, offices, and administrative areas; a three‑story, 24,000 SF structural steel restaurant building; and a three‑story masonry and cast‑in‑place concrete central plant, supporting the resort’s complex operational and MEP demands.
The resort was designed and executed for phased construction, with later phases constructed while earlier timeshare towers remained fully operational, requiring careful coordination of active resort operations, guest access, and construction logistics. The project was recognized with an AGC Safe Site Award, reflecting Martin-Harris’s commitment to safety excellence on complex, multi‑phase hospitality developments.
