The overall Project is constructed on a 14 acre site with room for future development of additional towers. The completed portion consists of a 385,000 SF, 20-story time share tower with 281 units. The Tower includes 103 Studio Type Units, 16 Express Suites, 48 1-Bedroom Suites, 56 2-Bedroom Suites, 8 3-Bedroom Suites, and 50 high end Presidential Suites. All units feature stained millwork cabinetry, granite countertops, stainless steel appliances, oversize Jacuzzi tubs, and a combination of custom carpet and hard surface flooring. Other building features include complete back of house support facilities, on-site laundry, loading/receiving, trash facilities, security offices, service elevators, trash and laundry chutes, and all mechanical/electrical/IT support equipment. The first floor of the tower features an elegant entry lobby, with services for luggage, security offices, concierge, convenience store, arcade, kids’ room, activities rooms, business center, health and fitness center, as well as all building administrative offices and building support facilities. Both floors feature custom wood millwork, artistic features, unique lighting and chandelier fixtures, custom carpet and hard surface flooring, and wood ceilings. An escalator provides convenient access for guests and potential buyers to access the second floor. The second level of the building serves as the timeshare sales center and includes numerous amenities and unique finishes also intended to welcome their guests and potential buyers. The exterior of the building is constructed using a combination of framed Exterior Insulated Finish Systems, and glass to give the building its overall modern feel. The main entry is framed by a 4,200 SF porte cochere that features an elegant modern fountain across the breadth of the entry. Pathways around the site are highlighted by stamped and banded architectural concrete walkways and drive areas. The second level of the building also provides an enclosed bridge access to the pool area. The pool area features a separate 4600 SF restaurant building and bar to enhance the guest’s experience by the pool. The pools include 2 separate swimming pools and spas to give adult guests a private area, while still accommodating the experience for guests of all ages. This area also includes a unique interactive water feature that allows guests to splash and play. Along with the lush landscaping of the pool area, the property provides 8 private pool cabanas and a private fire pit and seating area adjacent to the restaurant and bar patio. Martin-Harris began construction for this $129M timeshare project in 2007. The Owner elected to stop construction due to the poor economy in 2008. In 2013, Desert Blue was the first major halted construction site to restart work again in the Las Vegas Valley. The successful restart of the project was achieved through the commitment of the Client and Martin-Harris to strategically implement a shutdown plan and a restart plan to maintain the safety and security of the project site during the down time. Before construction renewed, Martin-Harris conducted extensive preconstruction analysis of the existing building structures and systems, working hand in hand with the Architect to address impacts from code changes, stored materials, verification of installed work, and other items necessary to complete reactivation of the building permits. The project was scheduled to complete September 1st 2014, but actually was completed ahead of schedule achieving beneficial occupancy on July 8th, 2014 – almost 2 months early. This project included installation of over 25,000 CY of concrete including underground structural concrete basement elements and an underground cast in place concrete tunnel to provide traffic access to parking areas. Concrete work was self performed by MHC workforce. The concrete work alone, not including reinforcing steel, was valued at $12,620,255. Concrete work was performed in multiple shift schedules. Project included structural steel work for the building entry, and a structural steel bridge to connect different portions of the project. Work on this resort included installation of finishes comparable to the finish elements to be installed in the International Gates Expansion. Interior Finishes included high grade finish drywall and wall coverings, custom ceiling work, custom lighting, high volume linear diffusers and many other custom finish items. Work also included installation of escalator equipment.
