The Grammercy

In 2013, New Russell One development contacted Martin-Harris Construction to help with a challenging project—the completion of the old Manhattan West mixed-use development. It was shut down during the downturn of the market in 2008 and had 3 other general contractors attempt to finish it. This would not be an easy undertaking; the approved plans and records of inspections were scattered, and the County and community wanted this eyesore fixed quickly. Over a period of several months, the developers and Martin-Harris worked side-by-side to overcome the lack of information and review the partially installed systems.
The finished, twenty-acre project includes 2 four-story, wood-frame and stucco residential structures. Each 106,110 SF and house 80 high-end units. They sit on a concrete podium which also serves as a parking garage. The buildings surround the community courtyard which features an elevated pool and spa.

The Class-A commercial portion includes 2 four-story, 90,886 SF buildings that border West Russell Road. The steel-framed structures have 2 levels of underground parking. The first floor is retail space and second, third and fourth floors are office space.
Martin-Harris imploded a nine-story, metal-framed tower.

Martin-Harris provided the developers with budget updates throughout design and preconstruction. The commercial portion was fast-tracked to meet the schedule requirements of a tenant. The fast-track allowed the developers to recoup much needed income while the residential phase was being completed
