MONTECITO POINT

This 6-story, 187,410 SF Class “A” Office building with detached parking structure was designed and constructed to achieve LEED Silver certification.
Preconstruction meetings specifically designed to understand the end use of the project helped to provide the Owner with a list of 72 potential cost saving areas, resulting in savings opportunities of $3,570,056.00 on a $24.5 million dollar project.

The Montecito Office Building presented the opportunity to provide the Owner with an enhanced level of cost savings, schedule maintenance and quality control through the utilization of Martin-Harris Construction’s in-house personnel. Martin-Harris Construction self-performed the cast-in-place concrete activities for this 6 story office building and detached cast-in-place parking garage. The Project Team collaborated on value engineering ideas which included converting the structure of the facility from full structural steel to cast-in-place elevator shafts and outboard stair towers. This change provided just under $1,000,000 in savings and reduced the delivery time for steel as the rolled sections were significantly reduced and available without the impact of long lead times for special ordering.

Sustainable features include the pre-wire and pre-engineering of the roof to support a future photovoltaic system. The electrical conduit has been installed as well.
